A NEW THREE-STORY MIXED-USE BUILDING LOCATED IN THE EAST TOSA NEIGHBORHOOD OF WAUWATOSA. THE PROJECT INCLUDES 17 APARTMENT UNITS, COVERED PARKING, AND A MODESTLY SIZED COMMERCIAL SPACE.

Damaged by a fire, the existing buildings on the site are planned to be razed and replaced with a new three-story mixed-use project. Representing one of the first major development projects in the East Tosa neighborhood, this project is designed to comply with current zoning that limit density and height. The design concept looks to insert a low-density, contemporary building into an existing neighborhood.

The exterior of the building is primarily clad in brick and glass which complements other buildings on the street. The architectural language of the building is familiar in its tripartite composition; however, the overall character is rational and contemporary. The rooftop patio creates a visual link with the active street life below.
